How myDataValue sets your Booking.com and Airbnb promotions

How promotions are sized to your Guest Target, and when a change reaches guests.

The Promotions page in the app is where you manage the Booking.com and Airbnb promotions on every property. myDataValue sizes them so guests pay at or just above your Guest Target; you review the plan and push it.

What the Promotions table shows

Each row is a property. The channel switch shows Booking.com, Airbnb or both, with each Airbnb listing under its linked Booking.com property.

Set your Guest Target and PMS Markup

The Guest Target and PMS Markup columns hold your two markups. Both are percentages on your PMS base rate, and they do different jobs:

  • The Guest Target is the price you want guests to pay after promotions, before commission. myDataValue never sizes promotions below it, and it lives in myDataValue only.
  • The PMS Markup sets the channel’s calendar price, which guests see as the strikethrough, and so how deep promotions can go.

For example, on Booking.com a £100 PMS base rate with a 73% PMS Markup gives a £173 strikethrough. With a 14% Guest Target, myDataValue sizes the promotions so guests pay between £114 and £117.

Change the Guest Target to change what guests pay, or to recover Booking.com commission or Airbnb’s host fee. Raise the PMS Markup only to make room for deeper promotions: a Booking.com Limited-Time Deal is at least 30%, so a 14% Guest Target needs a PMS Markup of about 63%, or the Limited-time deal column shows No room.

Click a value to change it, after selecting rows to change several at once. Saving a value does not finish the change: on a row already set up, saving a Booking.com markup or an Airbnb Guest Target recalculates the promotions, and an Airbnb PMS Markup shows Recalculate for you to run. The old promotions stay live until you push, or until the nightly refresh on a property with Auto on.

The PMS Markup also has to match in your PMS:

  • Guesty or Hostify, connected under Connections → PMS integration: saving the PMS Markup in myDataValue sends it to your PMS. That moves the strikethrough and what guests pay straight away, with the promotions still sized to the old markup until you recalculate and push. With Guesty, myDataValue’s value replaces an edit made in Guesty overnight on Booking.com properties with Auto on.
  • Any other PMS, or none: set the same value in your PMS yourself. When the two differ, guest prices are wrong.

How myDataValue sizes promotions

  • Your Guest Target is the floor. Each date lands between it and 3 points above it: at the floor on weak dates, higher where the property already ranks well.
  • It chooses the promotion types for each date range from demand and ranking, stacks them to reach that price, and staggers Limited-Time Deals across your properties in the same city.
  • On Airbnb, a listing linked to a Booking.com property aims at that property’s price position; an unlinked listing prices against its own target.

Set up, review and push

  1. Select Set up in the row’s Action column. For a property already set up, choose Recalculate promotions in the row’s ⋯ menu. For several rows at once, tick them and open Actions.
  2. The plan is staged: the row shows what would change, and nothing has reached the channel yet. The arrow beside Push lists the Staged changes.
  3. Press Push to send the staged changes to Booking.com and Airbnb.

When changes reach guests

A push reaches guests straight away, though Booking.com can take 5–20 minutes to show it everywhere. On a property or listing with Auto on, myDataValue also refreshes the promotions every night: 04:00 UTC on Booking.com, 20:00 UTC on Airbnb.

Switching Auto on needs access granted and a PMS Markup above 0%. It turns on by itself the first time a Booking.com property’s setup completes, and on an Airbnb listing when a setup or recalculation is applied with co-host access in place, but never turns back on a switch you turned off. With Auto off, promotions stay as last pushed. The Changelog lists every push and its result.

Check the price guests see

After a push, sort the table by vs Target. A negative figure means a guest can pay less than your Guest Target, usually through a deal set by hand, a promotion made outside myDataValue, or a Limited-Time Deal already running when you raised the target. Select a chip in the Guest Price column for the Price Timeline: the next 180 days, from the prices saved at the last sync. On Booking.com, its amber dashed Pending Deepest Discount Price line shows the price after your next push.

Promotions that already exist

  • Deals you set by hand or with the AI revenue agent are protected. The nightly refresh keeps them exactly as set, dates included.
  • Recalculate resets rows to the recommended promotions. If selected rows hold protected deals, it asks Keep your custom deals?: Keep them sets up only the other rows, Replace resets them all.
  • On Booking.com, the nightly refresh switches off promotions made outside myDataValue, such as in the extranet or by your PMS, and creates its own where it recommends that type. Mobile and Country rates are kept, and re-priced where myDataValue recommends a depth.
  • On Airbnb, the nightly refresh re-tunes Early Bird and Last Minute discounts, including ones you made on Airbnb, and leaves your own custom promotions alone.

A promotion type you remove by hand comes back at the next nightly refresh while Auto is on. Switch Auto off for that property to keep it cleared.
